Buying land
The first empty state lot costs $1,000; each subsequent lot purchase doubles the price ($2,000 → $4,000 → $8,000…).

From the second building of the same type onward, an escalation surcharge (Y, per nation and votable) is added to the base cost — default $5,000, capped at $100,000. The Bank is exempt from this escalation. All buildings consume only Prefab, produced through the Construction chain (Clay→Bricks, Limestone→Cement, Bricks+Cement→Prefab) or bought retail (~$400 each).
Maintenance & demolition
- Every building consumes 1 Prefab every 5 years for upkeep; missing it triggers a $2,000 fine (with a 1-year warning first).
- An empty, unoccupied building can be demolished for $2,500 in 2 hours, freeing the lot. Occupied or actively-used buildings cannot be demolished.

If property tax goes unpaid for 3 consecutive years, the State seizes the asset and puts it up for public auction lasting 2 years — villas/industry/banks start at $5,000, apartments at $1,500, shop units at $3,000. Unpaid land taxes simply return the land to State ownership with no auction. Separate votable taxes also apply to rental income (rental_property_tax, 0–40%) and property sales (property_sale_tax, 0–40%).
How State auctions work. Open auctions are listed on the 🗺️ Map under State Auctions, and only players living in the nation where the property stands can bid. Each new bid must beat the highest one by at least $500. Your bid is taken from your cash and held while you lead; if someone outbids you, the full amount comes straight back to you and a report tells you so. When the countdown ends, the highest bidder gets the property. A factory, bank or shop unit comes with the business inside it, if the previous owner ran one; otherwise the card says Empty building, and the winner gets the building only and founds a new business there from 🏢 Corporate → Found Company. If the leading bidder leaves the game without an heir before the auction closes, their bid goes to the State with the rest of their estate and the auction reopens with no bids.
